Empty threats from small-time street thugs always sound like a badly rehearsed stage play.
I look down at the local crime boss standing inches away from my chest. Silas Hunt wears a flashy, poorly tailored suit that costs entirely too much money for how terrible it looks. He squares his shoulders, trying to project physical dominance. The veins in his thick neck bulge against his collar. He just ordered me to sign divorce papers and walk away from Emily, threatening to end my life if I refuse.
I do not offer him a single word in response. I simply stare at him.
My military training kicks in automatically, analyzing his aggressive stance. His weight is unbalanced. His hands are balled into tight fists, completely telegraphing a potential punch. I could break his jaw and dislocate his right shoulder in exactly three seconds. He is a local bully used to intimidating terrified shop owners. He has absolutely no concept of real, lethal violence.
I maintain my cold, apathetic silence. Silas grows increasingly agitated by my complete lack of reaction. His face flushes a deep, angry red. He pulls his right arm back, preparing to throw a reckless, undisciplined punch.
My internal thoughts drift entirely away from the impending physical altercation. I focus on Emily. She orchestrated this entire meeting. She deliberately contacted a known criminal to secure a commercial property. The logic completely escapes me. She is legally married to Alistair Wolfe. Mr. Wolfe possesses enough liquid capital to purchase this entire city block with a single, brief phone call. He commands global corporate empires. Why is she wasting her time negotiating with a petty gangster when she has a billionaire CEO sitting right in her own bedroom?
"Where is the property?"
Emily’s sharp, authoritative voice cuts directly through the humid afternoon air.
I shift my gaze. Emily walks briskly back toward us, completely ignoring the volatile tension radiating from Silas. Zoe flanks her right side, looking nervously at the armed henchmen standing near the black Mercedes.
Silas drops his aggressive posture instantly. He lowers his fists and smooths the wrinkles out of his expensive suit jacket, attempting to look professional. I step back into my standard security position, keeping a watchful eye on his two muscle-bound guards.

I stop right in front of Silas, completely dismissing the hostile standoff I just interrupted. I have exactly zero patience for male posturing today. We are on a brutal timeline to secure a storefront, and I need concrete results.
"I asked you a question," I say. I cross my arms over my chest, projecting absolute authority. "You claimed you can secure a prime location today. Show me the building."
Silas chuckles, regaining his arrogant swagger. He gestures broadly down the busy commercial avenue. "I control nearly every single commercial lease on this block. You point to a building, and I will hand you the keys by sunset. I can make any current tenant pack their bags and disappear."
He turns and points a finger toward a massive, sleek glass building situated directly next to the university archway.
"Well, I control everything except for that corner lot," Silas corrects himself. A sour expression crosses his face. "That is the Zeus Group flagship tech store. Nobody touches Zeus."
Zoe leans close to my shoulder. She drops her voice to a quiet whisper. "Zeus Group is a massive, world-class global conglomerate. They own half the digital infrastructure on the entire planet. A local street boss like Silas wouldn’t dare look at their property wrong, let alone try to extort them."
I nod slowly, processing the information. The corporate hierarchy in Vanguard City is incredibly rigid.
I glance over at Leo. He stands perfectly still, his hands resting casually near his waist. But the rigid lines of his stoic face soften for a fraction of a second. The corners of his mouth twitch upward into a faint, highly amused smile. It seems he knows exactly who owns the Zeus Group and whoever the owner is makes Leo have a smug look on his face. There’s only one possibility I can think of. Alistair. Is he the owner? The irony of Silas bragging about his territory while actively cowering from Alistair’s corporate empire is apparently quite entertaining to my bodyguard.
I turn my attention back to the local crime boss.
"I am not asking you to extort an existing business on my behalf," I tell him firmly. "I refuse to use your criminal connections to seize an occupied storefront. I will not build my brand on someone else’s ruined livelihood. If you legally own an empty commercial space I can rent, show it to me right now. Otherwise, we are leaving."
Silas holds his hands up defensively. He drops the intimidating gangster persona completely. "Hold on. You drive a remarkably hard bargain, Emily. I happen to own a vacant double-decker unit directly across the street. The previous tenants moved out last month. Follow me."
He turns and leads the way across the busy crosswalk. Leo shadows my every step, placing himself strategically between me and the two armed henchmen following behind us.
We reach a large brick building featuring tall glass windows. The exterior looks slightly dirty, covered in a thin layer of city grime. Silas pulls a heavy ring of silver keys from his pocket. He unlocks the deadbolt and pushes the heavy glass door open.
We step inside the vacant shop. The air is incredibly stale, smelling strongly of old paint and dust. I look around the interior. The ground floor is roughly three hundred square feet. It features exposed brick walls and high ceilings. A wide metal staircase sits in the back corner, leading up to the second level.
"Go take a look upstairs," Silas offers. He leans casually against the front door frame, spinning the silver keys around his index finger.
Zoe and I walk quickly up the metal staircase. Our shoes echo loudly against the steel treads. We reach the second floor, and my breath catches slightly in my throat.
The upper level is absolutely massive. It spans well over a thousand square feet of wide, open space. Giant floor-to-ceiling windows line the entire front wall, flooding the empty room with brilliant, natural sunlight. I walk directly over to the glass and look outside.
The view is incredible. The windows offer a perfect, unobstructed sightline of the Vanguard Medical University main entrance. I can clearly see the towering brick archway and the sprawling green lawns. To the right, the sleek, modern research facility of Sterling Pharmaceuticals stands tall against the city skyline.
Zoe grips my arm tightly. Her dark eyes shine with intense, undeniable excitement. She begins pacing across the empty floor, measuring the square footage with her footsteps.
"This is it," Zoe whispers rapidly. She points toward the back wall. "We can build the main service counter right there. The plumbing lines are already exposed. We can fill this entire upper floor with custom seating and premium lighting. The students will have a perfect view of the campus while they study. It is absolutely flawless."
I agree completely. The layout provides the exact premium aesthetic we need to attract the wealthy demographic. I turn away from the windows and walk back down the metal staircase.
Silas is waiting on the ground floor. He watches my face closely, clearly reading my satisfaction.
"What is the monthly rent?" I ask him directly.
Silas tucks the keys back into his suit pocket. "Seventy thousand dollars."
I suck in a sharp breath. The number feels like a physical punch to my ribs. Seventy thousand dollars a month is astronomically high. It shatters our operating budget entirely. Zoe walks down the final step and stops completely dead, her face turning pale at the quoted price.
Silas chuckles quietly, highly amused by my shocked reaction. He steps away from the door frame and walks toward me.
"Relax," Silas says smoothly. "I am not charging you seventy thousand dollars. You secured a miracle surgery for my mother this morning. She is resting comfortably because of your connections. The rent for this building is completely free. You can use it as long as you want."
I stare at his smug, smiling face. The heavy silence stretches across the dusty room.
Free rent from a syndicate boss is never actually free. The hidden cost involves money laundering, illegal favors, and a permanent, lethal chain wrapped tightly around my neck. He wants to leverage this property to control me. I absolutely refuse to owe him anything. I will not compromise the integrity of EZ Tea by getting into bed with the local mafia.
I calculate our exact startup budget in my head. I factor in the structural renovations, the premium equipment, and the initial ingredient supply orders.
I look Silas dead in the eye. I keep my voice completely flat and unyielding.
"Forty-five thousand dollars," I say firmly. "And we sign a legally binding commercial lease today."
