Silas stares at me. His arrogant, self-satisfied smile vanishes entirely from his face. "Forty-five thousand dollars," Silas repeats. His rough voice grates loudly in the dusty, vacant shop. He lets out a harsh, incredulous laugh. He takes a step forward, trying to use his towering height to intimidate me. "You have completely lost your mind, Emily. I do not back down a single inch. I fold my arms across my chest, planting my heavy leather boots firmly on the bare concrete floor. The stakes for EZ Tea are incredibly high. If we lose this location, we are pushed back into the dark side streets, completely invisible to our target demographic. I refuse to let a local thug bully me into a terrible financial contract.
"Seventy thousand is a calculated extortion trap designed for naive tenants," I correct him smoothly. I keep my tone perfectly even, projecting absolute authority. "Let us do the actual math. Fiona taught me everything I need to know about commercial real estate in this district. The ground floor is roughly three hundred square feet. Premium street-level retail in this specific area averages exactly seventy dollars per square foot. That equals twenty-one thousand dollars."
I point a finger up toward the massive second level we just toured. The bright sunlight pours through the large glass panes, highlighting the thick layer of dust coating the steel beams.
"The upper level is a thousand square feet, but it lacks direct street access. Second-floor commercial space drops significantly in value. It averages twenty dollars per square foot. That adds another twenty thousand to the total."
I take a slow, deliberate step toward him, closing the physical distance between us.
"The exact market value for this entire building is forty-one thousand dollars a month. My offer of forty-five thousand is actually incredibly generous. Your original price was designed to rip off inexperienced college students who do not understand property valuation. I am not a clueless student, Silas. I know exactly what this space is worth."
Silas closes his mouth. He stares at me with dark, calculating eyes. He clearly expected a desperate, inexperienced girl willing to sign anything to secure a shop. He did not expect a tenant armed with precise commercial real estate analytics. He runs a heavy hand over his slicked-back hair, clearly doing the mental math. Accepting my offer means losing nearly three hundred thousand dollars of projected annual revenue. The financial hit pains him visibly. His jaw tightens. Your mother just underwent a highly invasive, complex cardiac procedure. Recovery is a long, delicate process. She might need Dr. Aris and his specialized surgical team again in the near future."
The threat hangs heavily in the stale, dusty air. It is not a subtle suggestion. It is a direct, unapologetic warning. If he tries to extort my business, I will completely sever his access to the best medical care in the city.
Silas freezes completely. The arrogant, posturing gang leader disappears in an instant. He is suddenly just a son terrified of losing his mother. He knows exactly how much power Dr. Aris holds in the medical community. He knows I hold the direct line to that power. His mother’s failing heart is his only vulnerability, and I just placed my finger directly over the pulse.
He lets out a long, defeated exhale. His broad shoulders slump slightly, shedding the intimidating persona. He rubs his chin, looking at me with a newfound, intense scrutiny.
"You are absolutely ruthless," Silas says. A grudging, undeniable respect softens his harsh features. "You are the very first person in Asuir City to actively threaten me to my face and get away with it."
He turns his head and snaps his fingers at the two massive henchmen waiting near the front glass door.
"Call the property lawyers," Silas barks out the order. "Tell them to draft a standard commercial lease for this address immediately. The monthly rent is forty-five thousand dollars."
Zoe releases a loud, shaky breath. She slumps against the metal staircase, looking like she might actually faint from the massive adrenaline crash. We just secured a flagship property for EZ Tea, completely under budget. A fierce, electric wave of triumph rushes through my veins. I kept my composure, and I won.
"Drafting the legal paperwork will take at least an hour," Silas says. He checks the heavy gold watch strapped to his thick wrist. The metal catches the bright sunlight pouring through the large windows. "It is lunchtime. We are not standing around in this dusty warehouse while the lawyers type. There is a high-end restaurant just down the block. I will book a private room. We eat while we wait."
"That sounds perfectly acceptable," I agree. Keeping an unpredictable criminal close while waiting for a contract is the smartest tactical move. I refuse to give him an opportunity to walk away or change his mind.
We walk out of the vacant shop and step back into the sweltering afternoon heat. The intense Asuir City sun beats down on my shoulders. The blast of central air conditioning hits my face the second we step through the heavy double doors. The intense relief is immediate. A hostess wearing a sharp black suit greets Silas with extreme deference, immediately grabbing a thick leather-bound menu.

She leads our group away from the crowded main dining floor. We walk down a long, softly lit corridor lined with thick red carpet and dark mahogany paneled walls. The private VIP rooms offer complete isolation for wealthy clients, corrupt politicians, and corporate executives conducting secret business deals. Leo steps slightly closer to my right side, his body language shifting into a highly defensive posture in the confined, narrow space. He does not trust Silas’s armed henchmen walking directly behind us.
We approach the end of the hallway. I walk slightly ahead of Zoe, admiring the expensive abstract paintings hanging on the textured walls. The lighting is intentionally dim, creating a moody, exclusive atmosphere.

A woman steps out into the corridor, effectively blocking our path.
